
Housebuilder Bargate has secured detailed planning permission for 62 new homes at Berewood Garden Village in Waterlooville, marking the first phase of its involvement in the wider strategic housing development.
Approved by Winchester City Council, the scheme forms part of the Berewood masterplan led by Grainger plc, which has outline consent to deliver at least 2,550 homes alongside community infrastructure across a 250-acre site.
The approved development will be located off Marrelsmoor Avenue within the ‘Garden Suburb’ area of the masterplan, positioned on the western boundary of the site and overlooking open countryside and a nearby nature reserve.

It will deliver a mix of one- to four-bedroom homes, alongside a play area and new footpath connections linking into the wider development.
The project represents the first of two phases to be delivered by Bargate at Berewood, where it is currently the only Hampshire-based housebuilder working alongside national developers and master planners.
Focus on energy efficiency and infrastructure
The scheme includes a range of energy efficiency measures, with all homes set to incorporate air-source heat pumps, photovoltaic solar panels and electric vehicle charging points.
Parking will primarily be provided on-plot, with additional visitor spaces integrated into the layout. The development will also include landscaping and connections to surrounding green infrastructure.
Forty per cent of the homes, equivalent to 25 units, will be delivered as affordable housing, including both shared ownership and affordable rent options.
Integration with wider masterplan
Berewood Garden Village is a large-scale mixed-use development that includes housing, schools, employment space and open green areas. The River Wallington runs through part of the site, which also features existing woodland and wildlife habitats.

The masterplan is structured around five key character areas, with the Garden Suburb designed to reflect the surrounding Hampshire landscape through planting and layout.
