
The proposed scheme in Burton would add to mounting development pressure across the south coast, with the site earmarked for a landscape-led residential project that includes affordable housing, public open space and biodiversity measures.

The 16-hectare site lies north of Salisbury Road in the village of Burton, near Christchurch.
Bargate said the development would be promoted through the planning system for up to 100 homes, with initial proposals focusing housing on the southern section of the land while retaining other areas for open space and playing fields.
The company confirmed affordable housing would be delivered in partnership with parent company VIVID.
Masterplanning specialist Mosaic and planning consultancy tor&co have been appointed to support the scheme’s design and planning strategy.
Competition for strategic housing land intensifies
The developer said it had secured the site despite competition from national PLC housebuilders and regional firms, underlining continued demand for strategic residential land opportunities across southern England.
A public consultation process is now underway ahead of any future planning application.

“Located within the Bournemouth, Christchurch and Poole Council (BCP) administrative area, this site will support our continued westward expansion and complements existing Bargate developments at Hordle and Pennington.”
Planning strategy focuses on landscape and biodiversity
According to the developer, the proposals aim to preserve significant green space while creating a transition between the village and surrounding countryside.
The company said the eastern part of the site is expected to remain as open space, while the western parcel known as Winkton Fields would continue operating as playing fields.
Bargate added that the development would include a landscape strategy incorporating Suitable Alternative Natural Greenspace (SANG), biodiversity enhancements and formal and informal play areas.
The housebuilder also confirmed the scheme would be designed to respect the nearby Winkton Conservation Area and surrounding rural character.

Energy efficiency and infrastructure key to proposed scheme
Bargate said the homes would be built to high energy performance standards and include traditional architectural detailing reflecting local vernacular styles.
The site is located close to existing village amenities, with Burton C of E Primary School approximately half a mile away and Christchurch railway station around two miles from the proposed development.
