Cameron Homes has acquired a 6.95-hectare (17.2-acre) site in Redhill, Nottinghamshire, with plans to deliver 144 new homes as part of a £40m residential development.

The scheme has secured full planning consent from Gedling Borough Council and represents the largest single land acquisition by the Staffordshire-based housebuilder since its establishment in 1994.

Located off the A60 Mansfield Road, approximately five miles from Nottingham city centre.

The land was previously underutilised agricultural land, with JLL’s Birmingham office acting on behalf of the vendor.

Planning approval was granted in 2024, with site access to be delivered via a new road connected to Cora Homes’ Eagles Edge development.

Mixed-tenure housing scheme to include affordable provision

The development will comprise a mix of one-, two-, three- and four-bedroom homes, with 21 properties allocated as affordable housing.

Cameron Homes said enabling works will begin immediately, with groundworks delivered by its sister company, Chasetown Civil Engineering, as part of an accelerated delivery programme.

Delivering 144 homes on this prestige 17.2-acre site in Redhill will really cement our brand across Nottinghamshire, especially as we are also part-way through the construction of 57 family homes two miles away at Mapperley Meadows.

“With our sister company Chasetown Civil Engineering making an immediate start to the groundworks – to prepare the site for construction – we’re pleased to be able to work to an accelerated project delivery plan. We hope to unveil an on-site show home in 12 months’ time.”

The development will be known as Hawksley Rise, referencing civil engineer Thomas Hawksley, who was born in nearby Arnold and played a key role in early water infrastructure projects in Nottingham.

Scheme to include public open space and sustainability features

The project will also deliver 5.6 acres of public open space, including a children’s play area, as part of the wider site masterplan.

Homes at Hawksley Rise will feature red brick elevations designed to reflect the local vernacular, alongside energy efficiency measures including high EPC ratings, smart thermostats, electric vehicle charging points and solar PV panels.

Ecological enhancements will also form part of the scheme, including an attenuation pond for surface water management, along with bird and bat boxes integrated into retained trees and new homes.

Cameron Homes is currently delivering more than 200 homes across 11 live developments, with a wider pipeline expected to deliver around 1,000 homes.
