
Cameron Homes has submitted a detailed planning application for a 38-home residential development in Aston-on-Trent, South Derbyshire.
The proposed scheme, submitted to South Derbyshire District Council, would extend the housebuilder’s existing Ashwood Grange development and deliver a mix of one to five-bedroom properties, including 11 affordable homes.
Located on a 2ha site off Moor Lane, the development is within walking distance of local amenities and schools and sits around five miles from Derby city centre.
Affordable housing and green infrastructure included
The plans comprise a combination of semi-detached and detached homes, alongside bungalows, with the development designed to integrate with the neighbouring Ashwood Grange scheme, which launched in 2019.

In addition to new housing, the proposals include open space, a balancing pond and the retention and management of established trees and hedgerows around the site boundary.

Energy-efficient homes planned
The proposed homes have been designed to reflect the local character of Aston-on-Trent, with traditional red brick and rendered elevations.
The development would incorporate a range of energy efficiency measures, including air source heat pumps, solar photovoltaic panels, electric vehicle charging points and smart heating controls, with Cameron Homes targeting high EPC ratings across the scheme.
The site benefits from transport links to Derby and the wider East Midlands via the A50 and A6, with bus services connecting the village to surrounding communities.
Housebuilder continues regional expansion
The Aston-on-Trent proposals form part of Cameron Homes’ wider development pipeline across the Midlands. Established in 1994, the Staffordshire-based housebuilder is currently delivering more than 200 homes across 11 live developments and has a future pipeline of around 1,000 homes.
The planning application will now be considered by South Derbyshire District Council.
