Cameron Homes has acquired a 2.38-hectare site in Oadby, near Leicester, and submitted detailed planning proposals for 39 new homes alongside public open space.

The site, located off the B582 Gartree Road, sits within an emerging allocation in the Leicester City Local Plan and has been purchased from Central Co-op, with Savills acting on behalf of the landowner. Cameron Homes was selected to progress the site through detailed design and delivery stages.

The proposals include a range of one- to five-bedroom semi-detached and detached homes, alongside eight affordable housing units. The development will also include single-storey bungalows and two-storey houses.

Roberts Limbrick Architects has designed the scheme, with Pegasus acting as planning consultant.

Location and transport links

The site lies on the south-east edge of Leicester and is bordered by The Leicestershire Golf Club and Shady Lane Arboretum, which contains a managed collection of more than 500 tree and wildflower species.

It benefits from access to the B582 Gartree Road, connecting to London Road and onward into Leicester city centre. The location also provides links to the M1 and M69 motorway network, with Leicester General Hospital and the University of Leicester both nearby. A range of local schools, including several rated Outstanding by Ofsted, are also within reach.

Subject to planning approval, construction could begin later this year.

The development proposals include the retention and long-term management of existing trees and hedgerows, along with ecological enhancements such as new attenuation ponds to support biodiversity and habitat creation. New planting will consist of native trees, shrubs, hedgerows and wildflowers.

Energy efficiency and home design

The homes have been designed in a traditional architectural style to reflect the local area, while incorporating modern energy efficiency measures.

Proposed specifications include air source heat pumps, solar photovoltaic panels, smart heating controls and electric vehicle charging points, with the development targeting high energy performance standards.
