
The Owl Group has acquired a 20.5-acre site in Madeley, Staffordshire, marking the largest land purchase in the company’s ten-year history and paving the way for a 188-home residential development.
The Tamworth-based housebuilder will deliver the scheme on land off Bar Hill, on the southern edge of the village, under the name Madeley Grange. The project will include a mix of open market and affordable housing delivered across two divisions of the business.
Owl Homes will construct 96 open market properties across 12 house types, while Owl Partnerships will deliver 92 affordable homes. The affordable provision will include 29 social rent, 26 shared ownership and 37 additional affordable units.

The development is intended to contribute to local housing supply, with a mix of tenures designed to support a range of buyer and tenant needs.

Delivery timeline and site infrastructure
A reserved matters application has been submitted for the scheme, with the first homes expected to be delivered between autumn 2026 and spring 2027.
In addition to residential units, the development will include 3.45 hectares of green open space, two sustainable drainage (SuDS) ponds and three play areas.

The Madeley Grange project forms part of Owl Group’s wider expansion across the Midlands, with the company continuing to target land opportunities that support both private sale and affordable housing delivery.
