WB Property Group has secured a £18.6m contract to deliver 70 affordable homes in Rubery, Birmingham, in partnership with housing association Midland Heart.

The development will comprise 58 houses and 12 apartments on a 5.6-acre site off Boleyn Road, approximately seven miles from Birmingham city centre. The scheme will also include public open space, a children’s play area, landscaping, parking and new access infrastructure.

The contract was awarded following a competitive tender process, with multiple bids submitted to Birmingham City Council for the site.

Largest contract to date for growing developer

The Rubery scheme represents the largest contract secured by the Lichfield-based developer since its formation in 2024, following a £13.1m affordable housing project in Edgbaston.

Full planning consent has already been granted, with construction work expected to begin in the coming weeks.

Steve Wilkes, Construction Director at WB Property Group, said: “We’re absolutely delighted to have been chosen once again as a trusted development partner to deliver much-needed affordable homes.

“It was a highly competitive process and took a lot of hard work, determination and tenacity from the WB team and all the many partners involved in getting it over the line.

“Projects like this are hugely important, not just for the sector, but for the communities they support, and we’re looking forward to bringing this scheme to life to provide much-needed high-quality, affordable new homes for families.”

Partnership with Midland Heart supports affordable housing delivery

The project continues WB Property Group’s working relationship with Midland Heart, which manages around 35,000 affordable homes across the Midlands.

The developer recently completed a smaller scheme of 14 apartments in Birmingham, which has been handed over to the housing association.

Joe Reeves, Deputy Chief Executive of Midland Heart, said: “These new homes will make a real difference for families in Rubery, providing much-needed, affordable housing in a growing community.

“We’re delighted to be partnering with WB Property Group to bring this scheme forward and deliver high-quality homes that meet local need.”

Delivery model focused on land-led development and partnerships

WB Property Group specialises in delivering affordable housing in partnership with housing associations and local authorities, using a mix of land-led and turnkey delivery models.

The company’s approach covers the full development lifecycle, including land acquisition, planning, construction and handover.

The Rubery scheme has been supported by a wider project team including Birmingham City Council and a range of planning, legal and technical advisors.

The contract adds to a growing pipeline of projects across the Midlands, as the developer continues to expand its presence in the affordable housing sector.
