Around 11,000m² of Wraptite®, the A. Proctor Group’s external air barrier membrane, is being installed at Rockbrook Apartments in Sandyford, Dublin. The 428 apartments, built in two blocks around two courtyards, are being certified to the Home Performance Index (HPI) standard.

HPI certification includes enhanced levels of airtightness and forms part of a broader commitment to building homes that are high-quality, healthy, comfortable, and resource-efficient.

What is Home Performance Index Certification?

While widely recognised in Ireland, HPI certification may be unfamiliar to international readers. Managed by the Irish Green Building Council and first introduced in 2016, HPI is a residential sustainability assessment broadly equivalent to schemes like BREEAM or LEED.

Developers often use the certification as a quality assurance benchmark, as it evaluates performance across five core categories:

  • Environment

  • Health and wellbeing

  • Economic

  • Sustainable location

  • Quality assurance

For critical areas such as water efficiency, ventilation, thermal bridging, and airtightness, HPI sets mandatory requirements to ensure a baseline of quality and comfort is achieved.

Why Wraptite® Was Specified

Rockbrook Apartments use a concrete frame with SFS infill. The Wraptite membrane, which is both airtight and vapour-permeable, is applied to the external face of the wall structure. This location moves the airtightness barrier outside the internal services zone, simplifying detailing and reducing the number of penetrations.

Its vapour permeability allows moisture vapour to pass through, helping to eliminate condensation risk within the wall.

Wraptite was part of the initial facade specification, originally intended to work alongside an internal vapour control layer (VCL). However, during construction, this dual-layer strategy was reassessed.

“There was a bit of to-ing and fro-ing about the need for both membranes,” said Gerard Butcher, Contracts Manager at Comer Group Ireland. “Because of how Wraptite performs, we could remove the VCL and save the time and cost of fitting two different membranes.”

On-Site Performance and Detailing

Comer Group Ireland is both the main contractor and developer, and this is their first project using Wraptite. Despite a complex facade with detailed requirements — including wrapping into window and door openings, sealing M&E service penetrations, and accommodating external walkway terraces — the specialist contractor BAMCO reports steady installation progress.

Initial airtightness test results on completed apartments have been positive.

“It’s a matter of making sure everything is insulated and sealed,” Gerard added. “The Wraptite is very, very good, and we’ve just got to make sure we keep on top of everything.”

Technical Support and Outcomes

The A. Proctor Group has been involved from the early stages. Regional Sales Manager Tony Ruth has made multiple site visits to provide technical guidance. Gerard notes:

“Tony is very good and very enthusiastic. We had a few detailing issues at the start but he really helped with getting technical information to us.”

Thanks to that support and product performance, the Rockbrook Apartments project remains on track to achieve full HPI certification.
